What your quote should list

  • The underlayment product and its sound rating, if your association requires one
  • Removal and disposal of the old floor through the building
  • Work hours that fit the building's rules
  • Protection for elevators and hallways
  • Proof of insurance, if management asks for it

Start With the Association Rules

Many condo associations have flooring rules, especially for hard floors above another unit. Common ones cover sound underlayment, approval before work starts, work hours and who can haul debris through the building.

Get the rules in writing from management before you order material. Finding out after delivery is how jobs stall.

Sound Underlayment

Swapping carpet for vinyl plank, laminate, tile or wood can make footsteps much louder to the neighbor below. Associations often require an underlayment with a stated sound rating under hard floors.

Check that the underlayment works with your flooring. Some vinyl planks with attached pad don't allow another layer without voiding the warranty, so the product and the underlayment need to be chosen together.

Picking the Floor

Vinyl plank is the common choice in condos because it is quiet, handles water and goes in fast. Waterproof laminate is a cheaper option with a harder feel. Tile works in kitchens and baths but needs the right underlayment and more install time.

Near the beach, sand and salty air are part of life. Hard floors that hide grit and mop easily make the most sense. Compare luxury vinyl plank flooring installation and laminate flooring installation.

Logistics

  • Reserve the elevator and any loading area for delivery and removal days.
  • Ask where the installer can park and where they can cut.
  • Plan where furniture goes while the rooms are done.
  • Expect most condo jobs to be one floating floor run through the whole unit, which avoids extra transitions.

Timing the Job

Approval from the association can take a while, so ask how long their review usually runs before you set an install date. Order material once you have the approval in hand.

Let the flooring sit in the unit with the air conditioning on before install, so it adjusts to the room. In a beach condo kept closed up between visits, run the air for a few days first.

Concrete Under a Condo

Most condo floors are concrete. The same slab rules apply: check for moisture, grind and level, then use the right barrier. Read flooring over a concrete slab.

Then compare quotes on the same terms. See how to compare flooring quotes.
